The Rule Change That Changes Everything
A Game-Changer for Small Homes in NZ
The government is set to introduce a major update to the Building Act:
Homes under 70m² may no longer require building or resource consent.
The proposed rule change exempting small standalone dwellings up to 70 square meters from requiring building consents is expected to take effect in 2026. Specifically, the changes are targeted to be in force by early 2026. This will allow for simpler, smaller homes to be built without the need for building consents, provided certain conditions are met.
This shift removes red tape and skyrocketing design costs — and FORMA is already prepared.
